Private holiday rentals in the beach and ski resorts of Bulgaria – what can you rent and for how much?

Renting private properties has become increasingly popular.  The construction boom during the last years produced thousands of apartments and villas in the major resorts.  Many of these are available for rent to holiday seekers.  Private properties are appealing because they provide many comforts – fully functioning kitchen and large living space. For example, a family of four can rent a one bedroom apartment with all conveniences of a private home.  A larger family can rent a two bedroom apartment while a couple can rent a studio.

What properties are available and how much do they cost?  To answer these questions, we collected information on over 700 private properties for rent around Bulgaria. We found that:

• Bansko, Sunny Beach and St. Vlas have the greatest concentration of private apartments for rent -  29 percent of the offers are in Bansko, followed by Sunny beach with 23 percent and St. Vlas with 20 percent.

• There is a variety of apartments for rent. One bedroom apartments are most common but there are plenty of studios as well as two and three bedroom apartments.  

• Studio rent for about 250 euro per week in Sunny Beach in the high season and 200 euro in the middle season.  One bedroom apartments are priced at about 300 euro per week in the high season and 250 euro in the middle season.

• St. Vlas has very similar prices to those in Sunny Beach. Nessebar and Varna are about 20 percent cheaper. For example, one bedroom apartments in Varna rent for about 250 euro in the high season.

• There is a lot of variation between the high and low prices in the same resort. For instance, one bedroom apartments in St. Vlas can be found for 220 euro per week as well as for 410 euro per week during the high season.  

• The ski resorts are more expensive than the beach resorts.  Prices are highest in Borovets.

• Renting in the middle season is about 20 percent cheaper.
